The proposals for 1–15 Bridle Path involve replacing outdated buildings with a purpose-built co-living development featuring high-quality studio accommodation, generous shared amenities and landscaped outdoor spaces. Watford Borough Council’s Development Management Committee resolved to approve the scheme, recognising its professionally managed, community-focused living model.

Third Revolution led the planning application, including pre-application discussions, design review, managment of specialist consultants, stakeholder engagement, submission of the application and negotiations with officers prior to determination.

The development aims to meet growing demand for well-located homes with shared facilities and on-site management, particularly for people working in Watford who value convenience and flexibility. By offering a distinct product in the private rented sector, co-living can support the town centre economy and help ease wider housing pressures.

As with any major residential scheme, councillors considered design, townscape, loss of existing buildings and trees, and the transition from office to residential uses. Approval is subject to a Section 106 agreement securing financial contributions, management commitments and other mitigation measures, alongside planning conditions covering materials, landscaping, servicing, noise and operational details.

For residents and businesses, the project contributes to the broader debate about the mix of homes best suited to central Watford. Bridle Path will become one of the borough’s most notable co-living schemes, signalling the council’s willingness to support well-managed, higher-density town centre living.
